Home loans on Spokane's South Hill come with two things the rest of the county doesn't have in the same combination: houses built before your grandparents were born, and a market where good ones go under contract in two weeks. I'm Brad Patshkowski, a mortgage lender with HHL Group, a Division of Canopy Mortgage, LLC.

Twenty years in Spokane County, licensed in Washington and Idaho, I've closed Craftsmans in Cannon Hill, Tudors in Rockwood, ramblers in Lincoln Heights, and more than one house where the sewer scope changed the offer. This page is what I'd tell a friend about financing on the hill.

The South Hill is five markets, not one

"South Hill" covers everything south of downtown from the Cliff-Cannon bluff to the edge of Moran Prairie, and the price band is wider than most buyers expect. Citywide, Spokane homes closed at a median around $450,000 in July 2026. The hill runs above that almost everywhere, but not evenly:

Two numbers matter more than the medians. Homes here went under contract in about 13 days in 2026, and sale-to-list ratios ran just over 100%, which means the updated Craftsman on a good block gets multiple offers. Your financing has to be finished before you tour, not after.

Winning a South Hill offer

Listing agents on the hill can tell a pre-qualification letter from a real approval, and they advise sellers accordingly. What wins is a real pre-approval: your income, assets, and credit documents already reviewed and an automated approval in hand, so the questions left are about the house, not you. I turn those around within 24 hours of your documents, and on a competitive listing I'll call the listing agent myself to walk through the file. Because Canopy underwrites in-house, a three-week close is realistic when the seller wants speed, and that's often what beats a higher offer with a 45-day timeline.

Appraisal gaps are the other South Hill reality. When five buyers push a $575,000 listing to $610,000, the appraisal may land in between. We talk about that before you write: how much of a gap you can cover in cash, and whether an appraisal-gap clause with a cap makes sense on this house.

Conventional, jumbo, or FHA: where the lines fall

Most South Hill purchases are conventional. At $550,000 and up, conventional with 5% to 10% down usually beats FHA on the monthly payment because conventional PMI drops off at 20% equity while FHA's mortgage insurance runs for the life of the loan. A buyer with a 720 score and 10% down on a Cannon Hill Craftsman is a conventional file, full stop.

FHA still earns its place on the lower half of the hill. The 2026 FHA limit is $541,287, which covers much of Lincoln Heights and Comstock's interior streets and some of Manito. A buyer with a 640 score and 3.5% down is often better off with FHA, and I'll show both payments side by side rather than assume.

Above $832,750, the 2026 conforming limit, you're into jumbo territory, and on the South Hill that's not exotic. Rockwood estates, High Drive bluff homes, and the larger Manito properties clear it regularly. Jumbo loans want stronger reserves and lower debt ratios, but they often price closer to conventional than buyers expect, and 10% down is realistic on a strong file. The one thing I build into every South Hill jumbo timeline is a slower appraisal: unique homes have thin comparable sales, and the appraiser earns their fee.

VA works anywhere on the hill for eligible buyers, and with no loan limit for full-entitlement veterans it reaches into Rockwood too.

What the appraiser will find in a 1920s house

The South Hill's housing stock is its whole appeal and its one financing wrinkle. A house built in 1915 has had a hundred years of owners, and the appraisal and inspection are where that history shows up. The four items I see most:

Peeling paint on a pre-1978 home. FHA and VA appraisers are required to flag chipping, peeling, or flaking paint on any home built before 1978 because of lead, and it has to be scraped and repainted before closing. On a conventional loan it's a condition note rather than a requirement, but it's still on the report. Sellers of older homes on the hill usually know this and price it in.

Old electrical. Knob-and-tube wiring, a 60-amp panel, or a Federal Pacific panel will come up on the inspection. Insurers care more than lenders do, and an insurer refusing to bind coverage stops a closing faster than any underwriting condition. Get the insurance quote early on an old house.

The sewer line. Clay side-sewers from the house to the main are common on the hill and they fail with age. A sewer scope costs a couple hundred dollars and it's the single best inspection money on a South Hill purchase. A failed scope is a $10,000 to $20,000 repair and a legitimate reason to renegotiate.

Buried oil tanks. Many hill homes originally heated with oil, and the tank is sometimes still in the yard. Decommissioning is routine, but it's a line item, and some lenders and insurers want proof it's been done.

None of this stops a loan. It changes the inspection list and the negotiation, and the buyers who get burned are the ones who learn about it after the inspection period closes. On my South Hill files the sewer scope and the insurance quote get ordered the same week as the appraisal.

None of these stop a loan. They change the inspection list and the repair negotiation, and I'd rather you know before you write the offer.

Which schools serve the South Hill?

Spokane Public Schools. Lewis and Clark High School serves the north and central hill and Ferris High School serves the south end, with a dozen elementary and middle schools in between. School boundaries are the first thing a lot of families check on a South Hill listing, and the district's boundary map is the source of truth.

Do you offer a renovation loan for a fixer on the South Hill?

Ask me about the specific house. Renovation financing exists in several forms, and whether one fits depends on the scope of work, the after-repair value, and the timeline. What I can tell you now is that the common South Hill fixer, a solid house with a dated kitchen and an old roof, often finances better as a standard purchase with a seller credit for the roof than as a renovation loan, because renovation loans add cost and time.
