Home loans in Nine Mile Falls, WA are the same programs I write everywhere in Spokane County, with one difference: it's the closest place to downtown Spokane where USDA zero-down financing works. Licensed in Washington and Idaho, I've closed files on the Spokane County side of the dam and the Stevens County side, on Suncrest cul-de-sacs and on ten acres with a well. This page is what I'd tell a friend who found a listing on Highway 291 and asked how the money works out there.

Nine Mile Falls is two counties, and the loan doesn't care

The community is unincorporated and sits on both sides of the Spokane and Stevens county line, which runs right about where Highway 291 crosses the Little Spokane River east of the Nine Mile Falls dam. Suncrest, the biggest neighborhood, is on the Stevens County side, up on the bluff above Lake Spokane (the reservoir everybody here still calls Long Lake). The older Nine Mile Falls addresses near the dam and Riverside State Park are Spokane County.

For the mortgage, that split changes almost nothing. Washington licensing covers every county, and 2026 loan limits are identical on both sides: $832,750 conforming, $541,287 FHA. What does change is the property tax line on your monthly payment. Stevens County's effective rate runs lower than Spokane County's, and on a $500,000 house that gap is real money every month. When a buyer is looking at homes on both sides of the line, I run both payments so the comparison is honest.

The school district ignores the county line entirely. Nine Mile Falls School District serves both Nine Mile Falls and Suncrest, and Lakeside High School is a small school, about 510 students, with a graduation rate that ran 95.8% in 2023-24. That district is a large part of why families pick this area over the north Spokane suburbs.

USDA: the loan Nine Mile Falls buyers keep not using

Every week I talk to a buyer who is saving toward a 3.5% FHA down payment for a house that qualifies for zero down. Nine Mile Falls sits outside the census-defined Spokane urbanized area, so the USDA map treats it as rural. Suncrest too. The USDA loan program has no down payment, a 1% upfront guarantee fee financed into the loan, and a 0.35% annual fee, which is cheaper than FHA's 0.55% mortgage insurance.

The gate is income. For 2026 the household income limit in Spokane and Stevens counties is $119,850 for a household of one to four people, and $158,250 for five to eight. That's total household income, not just the borrowers, but it also allows deductions most buyers miss, like $480 per minor child. A two-income family at $125,000 with two kids usually clears it.

On a $450,000 Suncrest rambler the difference looks like this:

If you're over the income cap, USDA is off the table and FHA or conventional is the conversation. If you're under it and the address maps eligible, USDA usually wins on all three lines. I check the address on the live USDA map before we go further; it takes a minute.

What the market looks like out here

Nine Mile Falls is not one price point. In summer 2026 the median list price sat in the mid-$600,000s, but that number is pulled up by the bluff homes above Lake Spokane, where lake views and limited water access have recently sold near $950,000. Inland, the picture is different. Suncrest was built out mostly in the 1980s and 1990s, over a thousand homes, and those ranch-style houses on standard lots and craftsman homes in the cul-de-sacs typically trade from the low $300,000s to the high $600,000s. Days on market ran around 48 in early 2026, and price per square foot slipped about 4% over the prior year, so this is a market where buyers can negotiate again.

Where you land on that spread decides the loan:

Suncrest and the inland grid. Most homes fit under the $541,287 FHA limit and comfortably under the $832,750 conforming limit. USDA, FHA, or conventional, in that order of what I price first for a buyer under the income cap. Sellers in this range have been open to closing cost credits in 2026.

Acreage along 291 and toward Tumtum. Wells, septic, shops, sometimes a second dwelling. These files need a lender who has ordered the well test and septic inspection before, because the appraisal conditions are predictable if you know to expect them. Ask me about the construction loan route too; a lot of the acreage buyers I meet end up building rather than buying.

The bluff. View lots and lake-adjacent homes above the conforming limit are jumbo loans, and jumbo appraisals on view property in a small market are the one place I tell buyers to budget extra time. Comparable sales are thin, so the appraiser works harder.

First-time buyers in Nine Mile Falls

Google shows me people searching for first-time buyer help specific to Nine Mile Falls, so here's the honest answer: the programs are statewide and they all work here. WSHFC's Home Advantage DPA lends up to 5% of your first mortgage as a 0% deferred second. The Opportunity program offers up to $15,000 for income-eligible first-time buyers. Both stack with FHA, conventional, or USDA.

Wells, septic, and the other things a Nine Mile Falls appraisal asks about

Most of this area is on private wells and septic systems, and every loan program has a view on that. Expect a water quality test on the well (bacteria and nitrates at minimum). Expect a septic inspection or a recent pumping record. On FHA, the well also needs to sit a specified distance from the septic drain field and any property line, and an appraiser will flag it if the site plan doesn't show that.

None of this is a problem. It's a checklist, and a file with an in-house underwriter clears it in a day. The buyers who get burned are the ones whose lender learns about the well when the appraisal lands three weeks in. On my Nine Mile Falls files the inspections get ordered the same day the offer is accepted.

Two more common wrinkles. Outbuildings and shops appraise for less than people paid to build them; plan on that. And a second dwelling on the parcel, an ADU or older cabin, can change which programs work, so tell me about it up front.

They add conditions, not roadblocks. Most lenders, FHA and USDA included, want a water quality test on a private well and a septic inspection or pumping record on the septic system.
