The site belongs to Brad Patshkowski (NMLS #71298), a licensed loan originator at HHL Group, a Division of Canopy Mortgage, LLC (NMLS #1359687). spokaneloanteam.com is a web address that reaches this site; it is not a separate business or lender.

This site is where a conversation with Brad starts. When you apply for a mortgage, that application and the nonpublic personal information tied to it are collected and handled by Canopy Mortgage, LLC under its own privacy notice — read the Canopy Mortgage Privacy Policy. This page covers the marketing site only.

What we collect

We collect only what you choose to give us. There is no account to create and no login.

Information you provide — your name, phone number, email address, and anything you type into the chat assistant or a contact form (for example, your goal, price range, timeline, or questions about a loan).
Basic technical logs — like most websites, our hosting provider records standard request data (such as IP address and browser type) to keep the site secure and running.

We do not use cookies, advertising pixels, or third-party web analytics on this site. We do not track you across other websites.

How we use it

To answer your questions and prepare mortgage estimates.
To contact you, with your permission, about home financing — by phone, text, or email.
To route your inquiry to Brad and, when appropriate, to Canopy Mortgage, LLC to begin a loan application.
To operate, secure, and improve the site.

The chat assistant

Our AI assistant helps answer questions and summarize what you’re looking for so Brad can follow up with real numbers. Messages you send in the chat are processed by our AI provider (Anthropic) for that purpose. Please do not enter Social Security numbers, account numbers, or other sensitive financial details into the chat — save those for the secure loan application.

Who we share it with

We do not sell your personal information. Mobile phone numbers and text-messaging opt-in consent are never shared with or sold to third parties or affiliates for their marketing or promotional purposes — text messaging opt-in data is used only to send you the messages you requested. Beyond that, we share information only with the service providers who help us operate, and with the lender who provides the financing:

Text messages

Your choices

Opt out of contact — tell us to stop calling, texting, or emailing, and we will. We honor the National Do Not Call Registry and maintain an internal do-not-call list.
Access or delete — ask us for a copy of the information you gave us, or ask us to delete it.

As a mortgage practice, we handle nonpublic personal information under the federal Gramm-Leach-Bliley Act and applicable state law. Information tied to a loan application is governed by Canopy Mortgage, LLC’s privacy notice. We use reasonable safeguards to protect information, but no method of transmission over the internet is completely secure.

Children

This site is intended for adults seeking home financing. It is not directed to children, and we do not knowingly collect information from anyone under 18.
